Area Information
There are many inexpensive properties in Southwest Florida, however remember that the location is very important. Given the abundance of properties on the market and many investors who have bought and are looking to rent out, the location of your vacation property has a huge impact on the ability to rent it at a satisfactory rate and on its future resale value.
Naples is the crown jewel of South
west Florida nestled on the sun drenched beaches of the Gulf of Mexico. Boasting one of the nation’s best sandboxes and calmest seas, Naples FL makes a splash with water lovers and recreationists. Friendly parks beckon sports enthusiasts and picnickers with lovely green spaces and recreational facilities. The Old Naples has a small town feel with beautiful streets, boutiques and restaurants – it is a wonderful place to spend the day and attend the various festivals and shows. Enjoy the Southwest Florida lifestyle and live the good life!
Bonita Springs is nestled between Naples and Fort Myers. It has been developed in the recent years boasting newer real estate. It is the home of many shops and restaurants and the famous white sand Barefoot Beach and Bonita Beach!
North from Bonita Springs along highway 41 is Estero which is a lovely newer area filled with parks and amazing shopping (Coconut Point and Miramar Outlets) however one would have to drive south to Bonita to access the beaches as the Estero coastline is mainly preserves and marshes.
Naples has a very good reputation and is one of the most expensive counties (Collier county) in Florida. Bonita Springs is a relatively newly developed area that borders Naples to the north and when driving one would not know where Bonita Springs ends and Naples begins (similar to Toronto suburbs). The majority Naples properties are older and more expensive so there are some good deals to be found in Bonita Springs. The condos in Bonita Springs are close to the Barefoot Beach, Bonita Beach and Lover’s Key Beach – 3 of US top / most beautiful beaches. Both Naples and Bonita have lots and lots of various shops/malls/chains etc. There is an over abundance of various restaurants and there are lots of parks and preserves to explore. There is always something going on – festival, play, outdoor show, etc. so if you are in the mood to get out, there are ample choices.
All the way South of Naples is Marco Island, which is a nice quiet community with a very long white sand beach. The down side is that the real estate is expensive, utilities (for example water) are more expensive because it is an island, there is only one main grocery store and a handful of stores on the island so one does feel a little isolated since more shopping is about 30 min away.
Fort Myers is a big, working city. The majority of properties are more inland and about 30 min away from the beach, which is Fort Myers Beach. Cape Coral has inexpensive properties but it is not considered the best area and beaches area again 30min away since the coastline does not have a beach. Similarly, Lehigh Acres is not considered to be the best area as the crime rate is higher and it is about 50min drive to the nearest beach. Sanibel is a very adorable, quiet island with lovely beaches but very expensive real estate.
